What fees a tenant can be charged!
Once you have chosen your property to rent, Phoenix Lettings will provide you with a Letting Consent form that will explain the full procedure throughout your application and all fees due before signing of the tenancy agreement.

What does the tenancy set up fee cover?
The tenancy set up fee will cover the cost for referencing .This includes checking your credit status, current or pass landlords, employment status and annual income to en-sure your affordability of your tenancy application can proceed
When to pay your tenancy set up fee?
After you have chosen your property you will need to pay the tenancy set up fee to secure the property. This will mean the agent will then remove the property from the market so the property cannot be offered to anyone else. You will then be given a Lettings Consent form that will list all fee applicable to your tenancy.
Any additional fees that may apply to you, for example a guarantor fee will be payable on the day of signing the tenancy agreement along with your first month’s rent and security deposit payment.(We use the DPS to secure the deposit )
Other fees that may be payable before moving into the property
This will cover the cost of processing the reference for an additional person and any other associated paperwork required.
Depending on the outcome of the application from the referencing company, you may require a guarantor due to affordability or contract status, and your overall financial position. This will cover all additional paperwork and administration cost including the Deed of Guarantee that forms part of the tenancy agreement and details their obligations of being a guarantor.
A permitted occupier will apply to either a person approaching, or is over the age of 18 who will not be residing at the property permanently, for example a child in full time college or university education and are not contributing toward the rental payment.
This will apply if any changes are made during the running tenancy for example a change of personal circumstances and/or a request to bring the tenancy to an end prior to the end of the tenancy agreement (this is subject to the landlords consent).
This will apply when the property is due for renewal. The cost will cover preparing a new tenancy agreement, once all negotiations have been complete between both the tenant and landlord and a new fix term tenancy commences.
Check out fee
All our landlords are advised to have a full inventory carried out on the property before commencement of a new tenancy, the checkout report forms an important part in how the security deposit is returned at the end of the tenancy.
